What is a Real Estate Investment Trust?
A real estate investment trust (REIT) is a corporate entity that can invest in real estate property to produce income. Many people consider a real estate investment trust because it can help reduce or eliminate certain tax vulnerabilities on corporate income. In return for these considerable tax breaks, real estate investment trusts pass on at least 90% of their income to investors, which is only partially taxable.
There are three different types of REITs.
A mortgage REIT can invest in the monetary transactions behind the properties rather than the properties themselves. A mortgage REIT looks to buy existing mortgages, then lends money to the property owners or buys mortgage-backed securities.
An equity REIT owns and invests in a real property’s future. The increase in value of the real property is passed along in income returns to the equity real estate investment trust.
